Real Estate
Absorption Rate Analysis; that is, how many homes the market on a monthly basis absorbs & how does it affect me & my home? Precisely how does a buyer or seller know when a real estate market most favors buyers or sellers? No buyer wants to pay too much & no seller wants to leave money on the table by pricing too low. The answer is in knowing the market absorption rates.  Property absorption rates in any local real estate market are usually considered the best indicators of whether that market is a sellers’ market, a buyers’ market, or a neutral market. Knowing the current real estate market cycle is essential for success as either a buyer or seller.

Sellers’ Market – Absorption Rates 1-4;
Neutral Market – Absorption Rates 5-6;
Buyers’ Market – Absorption Rates greater than 7

The process of calculating absorption rates for local markets will be helpful to anyone trying to figure out the current real estate cycle & how to formulate a winning buying or selling strategy.

For instance, there are currently

94 Single Family Homes for sale in Hebron

There are 4 homes under deposit or deposit/show status

35 homes sold over the last six months

The absorption rate would then be 94 divided by 6 = 15.6 divided into 94 active for sale.  An absorption rate of 6 months indicates a neutral market and, that in an unchanged market, it will take:

6 months to sell all the 94 active listings

This basic analysis can be used with most of property types including building lots, homes, condominiums, or even commercial properties. The absorption rate analysis also helps buyers in that in a buyer's market a low purchase offer is often a winning strategy.

Attractions
Incorporated in 1708, Hebron has transformed from a small agricultural center to one of Connecticut’s fastest growing towns. There’s plenty of open, affordable land in Hebron, making it the perfect place to live. In the fall, the town hosts the Hebron Harvest Fair, the 3rd-largest such fair in Connecticut. The annual September fair includes fried foods, prizes, arts and crafts, pig races, and tasty pies. In the winter, be sure to experience Hebron’s Maple Fest. As a part of Tolland County, Hebron is less than 20 miles from the urban areas of Coventry, Mansfield and Vernon.

Education
Hebron’s public schools are Hebron Elementary School, Gilead Hill School, Rham Middle School, and Homebound, a combined middle school and high school. Rham High School, with 1,000 students, serves the general area as well as Hebron proper. Nearby larger cities also offer higher education. The University of Connecticut’s Storrs campus is located in Mansfield. This university was ranked 64th in the nation by U.S. News and World Report. Manchester Community College and Trinity College in Hartford are also within a comfortable driving distance from Hebron.

Recreation
Within Hebron itself are the remains of a colonial-era community, Gay City. This abandoned mill town, now called Gay City State Park, offers a variety of trails through the impressive woods and natural marshlands. Here hikers can traverse the local streams and experience the wildlife. Parks run by Hebron’s Recreation Department, Veterans Memorial Park, and Grayville Falls Park. Another great natural reserve, the Salmon River State Forest includes fishing and hiking opportunities plus ample riverspace for boating. The Blackledge Country Club and Tallwood Country Club offer golfers a combined 54 holes and also maintain hundreds of open acreage.
